What’s separate

Standard closing costs you pay regardless of how you sell.

None of these go to Nest. They’re paid through your lawyer at closing.

  • Your real estate lawyer

    $1,500–$2,500 in Alberta. Required for closing. Holds your deposit in trust, runs title search, lien clearance, and mortgage payout.

  • Mortgage discharge

    $200–$400 charged by your lender at closing.

  • Property tax adjustments

    Paid through your lawyer at closing. Amount depends on your closing date.

  • Outstanding utility and condo fees

    Settled through your lawyer at closing.

  • Mortgage pre-payment penalty

    If your mortgage has one. Varies by lender; can range from a few hundred to several thousand dollars.

These costs apply whether you sell with Nest, with a realtor, or by yourself anywhere. None of them go to Nest.

We review every listing before it goes live.

Before your listing publishes, Nest reviews your photos, copy, and walk-away verification. If anything looks off, we tell you. If we can’t verify a figure, we won’t publish it as verified. The review takes 24 to 48 hours.

This is a conversation, not a gate. The guarantee applies when your listing passes review — and that’s how we keep it sustainable.

Our guarantee

Sold or we re-list free. Within 12 months.

If your home doesn’t sell in the first 90 days, we re-list it once — refreshed photos, refreshed copy, a new marketing push. The guarantee window runs 12 months from your original listing date.

This is a service guarantee, not a sale guarantee. We can’t promise your home will sell. We can promise we’ll keep working until your listing finds a buyer or the 12 months expire.
